GT303 is led by two operators who share a commitment to doing this the right way. Every project, every partner conversation, and every capital decision runs through Jimmy and Nick directly. There is no layer between you and the people accountable for your investment. We do not take every deal and we do not take every partner.

Born and raised in Nebraska, I bring over 30 years of experience across lending, debt buying, and software to every investment opportunity. My background in financial services has given me a disciplined, data-driven approach to evaluating risk and identifying strong returns—principles I apply directly to our renovation projects.
Having lived in the Denver metro area for nearly three decades, I have deep familiarity with the local market and a strong network that supports our ability to execute efficiently and effectively. My focus is on creating opportunities for passive investors to participate in well-structured, high-potential real estate projects with transparency and confidence.
Outside of real estate, I’m a dedicated sports fan—cheering on the Nebraska Cornhuskers, Denver Nuggets, Colorado Rockies, and Chicago Bears.

Outside of work, Nicholas enjoys spending time with his family—especially boating and being out on the lake with his son. He’s also a dedicated fan of the Denver Broncos, Colorado Avalanche, and Denver Nuggets.
